Is it better to sell a house before or after a move to a new residence?


With transitioning elders it really depends on what each individual is comfortable with. Ideally the home will be prepared for the market and any necessary repairs made. Some sellers embrace this process while others have a difficult time removing the clutter and staging the house appropriately for sale. Most often the required changes are too overwhelming for an elderly owner and might have to wait until the home is vacant.

Another thing to consider is the marketability of the home. A house on the market is best shown with ease and showing hours should be easily accessible to potential buyers. Sometimes elderly homeowners might find it difficult to leave the home for showings or require a 24-hour notice before a showing. Please note that it is not advisable to have a seller present when a home is being shown. Input from the owners is not appropriate or advisable when a real estate agent brings a potential buyer to view the house. On the other hand it can also be upsetting to the owner to watch someone go through the home. If an older seller is not physically or cognitively able to leave the property each time it is shown an experienced Realtor and work around these circumstances. However, it is critical for a potential buyer to imagine themselves in the home and when the owners are hovering about it becomes much more difficult to close the sale. If it is economically feasible to move or make other arrangements while the house is on the market that is always the preferred option.
